DESCRIPTION

Beachfront: On the Beach: approx. 2000 sq. feet, completely furnished 4 BR, 4 BA 3-story Townhouse with tile floors throughout. 

Fees: Base Seasonal Rate, plus Cleaning, Damage Deposit, State (7%) and County Taxes (5%).  Book directly with Lois without  Booking, Service or Pet Fees. 

Location:  in Northwest Florida, in the Panhandle, in S Walton County,  in Miramar Beach/Destin, close to Ft Walton & Sandestin

No Pet Fee or Deposit for your furry family member. 

Family Friendly:  loads of board games and a Nintendo.  Rokus in each BR and in LR for  for watching movies and cartoons.  Loads of beach toys and floats in the beach storage.  Beach games also in storage. 

No Elevator.

Availability: we rent only the entire house of 4 BRs and 4 BAs. We rent only from Saturday to Saturday. We do not rent partial weeks. Check-in is at 4 p.m. Checkout is by 10 a.m.

Payment Terms: $200 Damage Deposit due upon booking. One-half of the remainder will be due 90 and 30 days prior to arrival.

Cancellation Policy:  Full refund if cancelled 90 days prior.  See Hurricane Policy below. 

Location: on Miramar Beach, adjacent to Pompano Joe’s restaurant, between Silver Sands Outlets/Sandest and mid-bay bridge/Destin Commons/Bass Pro.

Step off the deck and into the sand and out to the warm, crystal clear, Emerald-green Gulf.

Pool: not available. 

Parking: 2 deeded spaces, which will accommodate 4 cars, which doesn’t mean 4 SUVs or 4 trucks or 4 double-cab trucks. Parking is tight. Combination of types of vehicles may be stagger-parked. 

BRs and BAs: 4 BR, 4 BA on 3 tiled floors w/3 decks over the beach. House and decks are completely furnished. 

BEDS: 4 Queen pillowtops in 4 private BRs. All linens, pillows, and blankets furnished. Soaps and shampoos complimentary. 

Queen Sofa Beds 2: which can be used at the same time, are located on the 2nd Floor in the LR and will accommodate 4 more people. Since that floor also has a shower, sofas are great for kids or adults. Because they’re Ethan Allen sofas, the sleeper mattresses are comfortable. Linens furnished. 

Baths: 4. All BAs have glass doors and tile walls. Two are ensuite w/tubs and showers within private BRs on the 3rd floor. One is the kitchen BA w/tiled shower on the 2nd floor, where the 2 Queen Sleeper Sofas are located. One is the shared (Jack ‘n Jill – each BR has its own private door to the BA) walk-in tiled shower on the Ground/First Floor. All have hairdryers, soaps, and shampoos. 

Kitchen: w/granite countertops and maple Euro-style cabinets is located on 2nd floor and is fully equipped w/dishwasher, fridge, oven, microwave, and all major small appliances. (See list below). 

Kitchenette: located on Ground/First Floor: full-size fridge, small bar sink, microwave, toaster, blender, coffee grinder, coffee maker, French Press, dishes, glasses, and silverware, etc. 4-person dining table is located in BR. 

DR on 2nd floor: has granite bar countertop w/4 stools and maple DR table w/8 chairs. 

Washer/Dryer on Ground/First Floor in beachside BR. 

3 Decks over Beach: Each has chaise, tall Bar Chairs, small table for eating, drinks table, and cushions. 2nd floor deck has grill w/free propane. The 2 upper decks have large umbrellas for shade. 

Ground/First Floor deck is connected by steps to the 2nd floor deck.

Beach Access: by Private Steps from the Ground/First Floor Deck down to the beach:

- Guests on upper 2 floors use steps from the 2nd floor LR deck down to the Ground/First floor deck and then take the Private Steps down to the sand.

- Guests on the Ground/First Floor deck use those same Private Steps from their ground/first floor deck down to the beach. 

Grill: on 2nd floor deck w/complimentary propane and utensils.

WiFi: is Secured and complimentary throughout house and on deck. 

Multiplex Outlets: available in all rooms for charging electronics. 

TVs w/full cable: DVDs, Rokus, Bluetooth radios: complimentary in all rooms. 

Pet Friendly: no Deposit or daily Fee. Safety Gates available for inside and decks have permanent gates. List of Pet Friendly parks and further info provided for your furry family member. 

Child Friendly: 2 Pak ‘n Plays w/sheets, 1 High Chair, 1 baby bathtub, and 3 Safety Gates for the inside of the house at no charge. All decks have Gates, which you can latch. Kids have their own plates and silverware. They have their own chairs and toys for the beach. 

Mobility Challenged Partially-Friendly: Ground/First Floor walk-in from the parking into the streetside BR. There is, however, one-step (w/handles) up to the kitchenette and to the BA w/walk-in tiled shower, removable bench, and permanent railings throughout for toilet and shower. BA is not large enough to accommodate wheelchair. Complimentary removable bed railings can be placed between mattress and box springs.

Beach Storage Deck at sand level: Has 1 large umbrella, many toys, floats, and games, as well as a stack of Adirondack chairs and chairs for the kids for the beach. There’s also a shaded rocking chair. 

Vendors on the Beach: many including those, which provide chair and umbrella set-ups, as well as: jet skis, surf boards, paddleboards, parasailing, lessons for all, etc. 

Beach Shower: on Storage Deck at sand level. 

Guide to the House and Area: provided at no charge: has detailed description of the house and decks, what to see and do, as well as an entertainment guide. 

Hurricane Policy: If there is a LOCALLY-declared, NATIONAL WEATHER 

SERVICE-declared hurricane, not Tropical Storm, we will refund all monies, including your Deposit. 

Safety: CO and Smoke Detectors and Fire Extinguishers in all rooms, in Kitchen and Kitchenette,  and LR. Fire Extinguisher also adjacent to grill. First Aid kit, alcohol, and vinegar for jellyfish provided. 

Kitchen Appliances: microwave, refrigerator w/ice maker; espresso, crock pot, griddle, fondue pot, French coffee press, coffee grinder, coffee maker, mixer, blender, toaster, shrimp boiler, margarita, ice cream and waffle machines. Kitchen is equipped w/plenty of dishes, glasses, and grillware. Treat the family to cupcakes and ice cream. Make waffles for breakfast and eat on the decks. Grill fish at night and boil shrimp for lunch. Sip margaritas on the decks and watch the sun set and the moon rise. Press your coffee in the French Press.

Shopping: Grand Boulevard, Silver Sands Outlets, Baytowne, Destin Commons, 30A, Seaside, and in nearby Ft Walton: mall w/Dillards and a TJ Maxx.

Grocery Stores: Publix, Walmart, and Winn Dixie close by.

Golf Courses: many premier ones close by. We give you a list of our favs. 

Festivals: many year round ones, including Wine, Beer, Food, Fashion, Fishing, Jazz, Storytelling, Music, Art, etc. 

SPORTING ACTIVITIES: 

Scuba and Snorkeling: directly in front of Pompano Joe's in the adjacent County Park is the newest attraction: throughout the County, large art works and artificial reefs have been placed underwater. The ones in front of Pompano Joe's are just yards away from the beach. 

Boating: fishing and sightseeing ones are located at the Destin Harbor, where you also can store your own boat. 

Fishing Pier in nearby Ft Walton. 

Kayaking and Canoeing: rent in front of adjacent County park

Bikes and Golf Carts: rent across the street.

Beach Stuff: buy across the street, and we have plenty in storage.

Fishing: from the beach w/permit. Fishing Pier in nearby Ft. Walton. 

Restaurants: you can't beat the fresh seafood, and we give you a list of favs. Several, including Pompano Joe's and Whale's Tail, are w/in walking distance. All of the big chains, including: Landry's, Lulu's, Gump's, Chang's, and Bonefish. Several TV chefs have restaurants, as well. Then, of course, there's Harbor Docks and Dewey's - both everyone's favs. 

Water, Laser Tag, and Golf Parks: many close by.

Entertainment: Live Music and Bars: Funky Blue's Shack, Harborwalk, Baytowne, AJ's, Caban Cafe, Local Catch, downtown Ft Walton, etc.

Sightseeing: Several museums close by, Gulfarium in Ft Walton. Fort Pickens (kids love it) in Pensacola Beach. Historic Pensacola has many bars, restaurants, and nightly entertainment downtown. Panama City Beach has large shopping and entertainment complex w/pier and outdoor mall.
